Bonita Luxury in one paragraph
Bonita Luxury is a self funded developer building two projects in Cap Cana, Dominican Republic: Bonita Golf, 159 residences over the Las Iguanas golf course, from $625,000; and Bonita Beach, apartments and villas around a Crystal Lagoons lagoon at Playa Juanillo, from $365,000. Prices are in US dollars, ownership is freehold in the buyer's own name, and both projects fall under the CONFOTUR tourism incentive law.
What is Bonita Luxury?
Bonita Luxury is a real estate developer in Cap Cana, Dominican Republic, with two projects: Bonita Golf, 159 residences over the Las Iguanas golf course, and Bonita Beach, apartments and villas around a Crystal Lagoons lagoon. The developer is a family group that funds its own construction.
Is Bonita Luxury the same as Bonita Residences?
Yes. Bonita Luxury is the developer's name and the website is bonita.luxury. The same developer has also been written as Bonita Residences and Bonita Luxury Residences. Its two projects are Bonita Golf and Bonita Beach, both in Cap Cana, Dominican Republic.
Where are Bonita Golf and Bonita Beach?
Both are inside Cap Cana, a master planned community of 30,000 acres on the easternmost point of the Dominican Republic. Bonita Golf overlooks Las Iguanas, an 18 hole course by P.B. Dye. Bonita Beach sits at Playa Juanillo. Punta Cana International Airport is minutes from the gate.
How much does a Bonita residence cost?
Bonita Golf starts at $625,000 and Bonita Beach at $365,000, in US dollars. A starting price covers the base unit type at current availability; the current proposal lists every type, floor and orientation with its exact price. The full terms are on the prices-and-terms page.
What is the difference between Bonita Golf and Bonita Beach?
Bonita Golf is the built-to-live-in project: the structure is standing, the model residence is open and floor plans average 175 square meters. Bonita Beach is the lagoon project: apartments averaging 116 square meters, plus villas, in three phases, built to be used part of the year and rented the rest.
When will the residences be delivered?
Each contract states the delivery date for its unit. Delivery dates are construction estimates and carry the customary grace period stated in the contract. The developer reports construction progress to buyers while it builds, and the sales team can share the current schedule on request.
Can foreigners buy property in Cap Cana?
Yes. Foreign ownership is 100%: title is freehold, held in the buyer's own name. Transactions close in US dollars, with title insurance available. Both Bonita projects sell under these rules.
What is the payment plan?
The standard plan for both projects is a US$5,000 reservation credited to the price, 30% at contract signature, 40% during construction in scheduled installments, and 30% at delivery. Your installment calendar is set out in your purchase proposal, and the signed contract is what governs.
What is CONFOTUR and what does it mean for a buyer?
CONFOTUR is Dominican tourism incentive Law 158-01, under which both projects are classified. For the buyer it means an exemption from the 3% real estate transfer tax and from the IPI property tax for up to 15 years. The application of each benefit is confirmed per unit at contract signature; this is not tax advice, so confirm your personal treatment with your advisor.
How is construction financed?
The buildings rise on the developer's own capital and do not wait on buyers' deposits. Construction runs independently of sales pace, and buyers receive progress reports while the developer builds.
Who designs and builds Bonita?
The developer works with GVA (architecture; World Trade Center Santo Domingo, Park Towers, Dreams Cap Cana), Sinercon (construction; Hyatt Zilara and Ziva Cap Cana, Las Américas International Airport) and TLDI (hospitality construction management; St. Regis Cap Cana, Dreams Cap Cana).
What is the lagoon at Bonita Beach?
It is a Crystal Lagoons development of 15,000 square meters, the largest in Cap Cana. The water is filtered continuously and stays free of sargassum all 365 days of the year. Its resource figures are verified by Bureau Veritas. Crystal Lagoons® is a registered trademark of the Crystal Lagoons group of companies.
Are residences still available?
Yes, at both projects. Availability changes daily, so ask for the current proposal with the units open today and their prices.
Can I rent my residence when I am not using it?
Bonita Beach is designed for use and rental: you use it the weeks you want and rent it the rest. Rentals will be run by a professional property management company, with the project's own housekeeping, chef service and spa doing the hotel's work, and the owner receives one statement. The developer makes no promise of returns.
Can I visit the site and the model residence?
Yes. The Bonita Golf structure stands today and the model residence is built, furnished and open at the site, in the finishes every unit ships with. Schedule a private visit or a video call from the contact page.
How do I reach the sales team?
