## Fifteen thousand square meters, audited

The lagoon at Bonita Beach is a Crystal Lagoons® development of 15,000 square meters, the largest in Cap Cana. The water is filtered continuously and stays free of sargassum all 365 days of the year.

None of that is our claim alone. The technology's resource figures are verified by Bureau Veritas.

- verification: Bureau Veritas
- resource use: vs. conventional pools: 50x less energy, 100x fewer chemicals · vs. a golf course: 33x less water

Crystal Lagoons® is a registered trademark of the Crystal Lagoons group of companies.

## Three phases, one lagoon

Bonita Beach is built in three phases around the same water. Sunrise opened first and Sunset followed. The Beach phase, the one that sits against the lagoon beach itself, is the one selling now.

- Sunrise (Phase one): 282 RESIDENCES. The first buildings and the villas, set to the morning side of the water.
- Sunset (Phase two): 127 RESIDENCES. The second release, drawn to take the evening light across the lagoon.
- Beach (Phase three): 156 RESIDENCES. The closest to the sand: the beach club, the palapa and the residences above them.

## A day at the lagoon, hour by hour

- Lunch under the palapa: The beach club restaurant sits on the sand itself, under a woven roof, steps from the water.
- The beach between buildings: White sand runs the length of the lagoon; the plan reserves it for residents and their guests.
- The rooftop at day's end: On the top floor, daybeds face the Caribbean for the hour the light goes gold.

## From the gate to the water

The entrance drive passes under a sculpted wood canopy by GVA, the studio behind the World Trade Center Santo Domingo. Sinercon builds, and TLDI, construction manager of St. Regis Cap Cana, oversees hospitality delivery.

## Bought to be used, built to be rented

The model is simple: use it the weeks you want and rent it the rest. Rentals will be run by a professional property management company, with the project's own housekeeping, chef service and spa doing the hotel's work; the owner sees one statement.

- contracts: US dollars · freehold title
- CONFOTUR: transfer tax exempt · 15 yr no IPI
- payment plan: US$5,000 · 30 · 40 · 30
- construction funding: developer capital · self funded

## How to buy from abroad

1. A 30-minute video call, then you choose your unit.
2. A US$5,000 reservation, credited to the price.
3. The contract is in Spanish and signed remotely.
4. Payments on the schedule: 30% at signing, 40% during construction, 30% at delivery.
5. Delivery on the date fixed in the contract.

## Rooms that end at the water

Every apartment is a two bedroom plan, in several cuts: a primary suite, a family room, a service room. Interiors run travertine and pale wood, and the terraces are drawn deep enough for a dining table facing the water.

Bonita Beach is drawn for the owner who uses it part of the year and rents it the rest: hotel grade service on site, housekeeping, private chef service and a spa, and a lagoon that gives the calendar a reason to fill in every season.
